Roof Ventilation: 101

Proper attic ventilation will insure the interior attic space is relatively close in temperature to the exterior air temperature, minimizing heat build up and condensation.

During summer months excessive heat build up prematurely ages the roof system, drying out deck boards, curling shingles and degrades the efficiency of air conditioning.

During winter months poor ventilation can result in condensation accumulating in the attic cavity.  This can then result in a whole host of problems from mold accumulation, to actual ice formation on the underside of the roof deck.

Proper ventilation allows for unobstructed intake at the eaves and exhaust venting at or near the ridge line of your roof.  Various type of roof vents and soffit vents will achieve the desired effect.  Remember, proper ventilation also reduces the occurrence of damaging ice dams.  Consult a roof professional or insulation contractor when in doubt.

Ice Dams

Ice dams form along the roof edge as a result of snow melting and then refreezing at the roof edge.  If this process is allowed to continue unchecked, several inches of ice may build up and water will then begin to back up the roof behind the ice dam and leak under the roofing shingles.  Most leakage will first appear where the exterior wall and ceiling meet and around window and door openings.  It is recommended that a licensed roofing professional be contacted for removal.  Roofing contractors will have the necessary experience and insurance to accomplish this otherwise dangerous task.
